Even when you have an Order for Possession, you should never just change the locks. This is illegal and can result in a criminal record and you even having to pay your tenant compensation! A warrant is the final step to lawfully getting your property back where a Court Bailiff will attend and forcibly change the locks, if needed.
We will prepare and issue the Warrant and act for you until it is executed#.
*plus Court fee. If an application for permission is required (we will tell you!) then a further fixed fee of £60 plus Court fee will be incurred, a total of £149 plus Court fees.
#The fixed fee will cease to apply if an application to suspend or set-aside the Warrant is made, at which stage we can represent you at the first hearing for a further fixed-fee of £125.
