You should never change the locks of tenanted property – this is a criminal offence which could lead to imprisonment and/or a fine. If that is not enough, you will have to allow the tenant back in and pay compensation.

Once a notice has been served, the next step to lawfully obtain possession of tenanted property is to obtain an Order for Possession from the Court. The method you use depends on the type of notice served:

Accelerated – £315*
This is used where a section 21 notice has been served; we will prepare the claim and act for you until the Order of Possession is granted#.

Standard – from £405**
This is used where a section 8 notice has been served or where you want to claim rent arrears following service of a section 21 notice; we will prepare the claim and act for you until the Order of Possession is granted##, including representing you at the first hearing. We can also obtain a Court Order for any rent arrears with this type of claim.

Trespasser – from £405**
This is used where a Notice to Quit has been served; we will prepare the claim and act for you until the Order of Possession is granted##, including representing you at the first hearing. We can also obtain a Court Order for any rent arrears with this type of claim.
